RE: Case No. PD-202-TH-I~ Villas of Lake Vista
Dear Mr. Wakeland:
This letter is to inform you that Case No. PD-202-TH-1, Villas of Lake Vista, zoning change request from
tlC (Highway Commercial) to PD-202-TH-I (Planned Development-202-Townhouse-1) to allow the
construction of 155 townhome lots and 22 common areas on approximately 22 acres of property located
south of Lake Vista Drive, east of MacArthur Blvd., was approved by the Coppell City Council on
Tuesday, August 10, 2004, subject to the following conditions:
I)
SITE PLAN
a) A variance from street spacing requirements of the Subdivision Ordinance was
granted by City Council.
2)
LANDSCAPE PLAN
a. All parking lots must be screened from r-o-w by a minimum 30" hedge.
b. Revise mitigation fees.
c. Provide base landscape planting adjacent to the brick-screening wall along
MacArthur and Lake Vista.
3) Adherence to all Engineering Department comments (attached).
4) Park development fees of $1,285 per dwelling unit are required.
5)
A Homeowners Association be established and a Homeowner's Maintenance
Agreement dra~vn up and sent to the Planning Department, as soon as possible,
for review by the City Attorney.
Also, Council approved an amendment to the Land Use Plan of the 1996 Comprehensive Master Plan
from Mixed Use to Residential Medium Density for this property.
In order to prepare an Ordinance, ~ve need to assemble appropriate documentation. When this has been
completed and Council has approved the Ordinance, a copy will be sent to you.
As a reminder, the zoning change sign can now be returned to the Planning Department for your deposit
reimbursement of $150.

If the intent ~s to abandon the 10' utility easement resetwation along the south side of'the s~te,
that should be indicated on the plat The city will need a copy o£the filed abandonment
documents
