Dear John:
This letter is to inform you that Case No. PD-205-HC, Vista Ridge Addition, Lots 1BR-8X Block D (The Plaza),
zoning change request from ItC (Highway Commercial) to PD-205-HC (Planned Development-205-Highway
Commercial), to allow for the development of six, one- and two-sroO' general and medical office buildings,
totaling approximately 62,700-square feet, and two common areas, on 7.77 acres of property located along the
north side of S.H. 121, approximately 670 feet east of Denton Tap Road, ',,,'as approved by the Coppell City
Council on Tuesday, October 12, 2004, subject to the following conditions:
1) Approval of the 50-foot r-o-w and 28-foot street.
2) Dimension distance between r-o-w of Highland Drive and building on Lot 1.
3) Landscape screening needs to bc provided at back of the parking spaces on the south end of Lot 6.
4) Indicate size, color, font, material, etc., of the monument signage.
5) Compliance with the Engineering Department comments (attached).
In order to prepare an Ordinance, we need to assemble appropriate documentation. When this has been completed
and Council has approved the Ordinance, a copy will be sent to you.
