Site Plan -
1. Driveway locations and spacing along Highland
Drive shall be approved by the City of Lewisville
standards.
2. The driveway proposed at the SH 121 frontage road
will need to be permitted by TxDOT. This drive will
require a deceleration lane.
3. This drive needs to be widened to accommodate
the large volume of traffic entering this development.
4. Please clarify the intention of Number 3 under the
notes.
5. The proposed cul-de-sac exceeds the 600-foot
maximum permitted under the Subdivision Ordinance.
6. The minimum allowed Right of Way in a
commercial street is 55 feet with a 33-foot back to back
street width. The preferred Right of Way would be 60
feet with a 41-foot back to back street.
7. Is the portion of the cul-de-sac located within the
city of Lewisville intended to be public street? If not,
who will maintain this area of paving?
Landscape Plan -
1. In several places you show both Live Oak and Allee
Elm trees located directly over the proposed water line
location. Please revise this plan to allow some
separation.

1. Show fire hydrants every 300 feet along Plaza Blvd
as well as along the west fire lane.
2. Fire hydrants and Fire Dept. Connections must be
located 1 1/2 times the building height away from the
building.
3. Fire hydrants and Fire Dept. Connections must be in
'landscape' medians, not concrete areas.
4. Fire hydrants and Fire Dept. Connections must be
within 50' of each other and on the same side of the
street/fire lane.

SITE PLAN
1. Change building heights to reflect actual
dimensions.--two story buildings are 43 feet high,
one story structures are 29 feet high.
2. Place note on Plan indicating total number of
parking spaces provided as well as required.
3. Where 17 foot long parking spaces are shown,
landscape area adjacent must be at least 12 feet
wide.
4. We have a concern going from a dedicated street to
24 foot wide fire lane. Dedicated street with 55 feet of
row should go all the way to St. Hgy. 121.
5. Need information regarding monument and
building signage.
6. Street widths need to be 33 feet with 55 feet of row.
(PD can modify this requirement).
7. Please refer to the "bypass" as St. Hgy 121 ONLY
(no by-pass, spur 553).
8. Plaza Dr. actually feeds into Ridgedale Dr. in
Lewisville. How important is the street name
proposed?
LANDSCAPE PLAN
1. Need detail on south side screening wall--materials,
height, elevations, etc. We have only partial
information on this wall.
2. Relabel AIlee Elm To Lacebark Elm.
3. Landscape screen required at east end of parking
lot serving Lot 6.
4. Identify area between buildings 5 and 6.
5. Identify "CM" plant material on Plan and include in
Plant Legend and List.
6. Presume landscape area east of Plaza Blvd. will be
sodded?
