Dear Gary,
In October 2001, Transwestern Commercial Services and AmberJack, Ltd. were granted an
approval for a proposed 110 acre AmberPoint Business Park - PD-194-LI by the City of
Coppell. This PD reflected the future conceptual build-out of over 1,500,000 sf of industrial
buildings, of which 536,000 sf have already been constructed. In the PD approval process,
Transwestern and AmberJack Ltd. dedicated approximately 114,000 sf of ROW to the City of
Coppell for the future construction of Sandy Lake Road. In the last few days it has come to our
attention that the above referenced PD reflects a median cut in Sandy Lake Road which does not
align with our proposed curb-cut on Sandy Lake Road, halfway between NorthPoint Road and
Freeport Parkway (formally State Road). It was our understanding at the time of negotiating our
PD that future median cuts would be addressed with all adjacent property owners to determine
the most suitable and effective location to the City and to the property owners.
Transwestern and AmberJack Ltd. are not opposed to the above proposed Development Plan as
long as the final location of the median cut remains a separate issue to be determined mutually
by all parties involved.
