Remarks:
Stacy, as we discussed, this is a preliminary/concept review of the plan
submitted. This does not constitute approval of this site plan or any of the uses
indicated. As we also discussed, all restaurants require SUP's and retail uses
that are permitted by right, will still require site plan approval by Planning and
Zoning Commission and the City Council. Strict adherence to the sign and
architectural regulations of the Coppell Zoning and Subdivision Ordinances will
be required.

Engineering Comments:
· An EB right turn lane from SH 121 into the site may be required (this will
need to be permitted by TxDOT - as will the driveway location).
· A NB left turn lane at the intersection of Lake Vista and MacArthur will be
required. Depending on visibility, alterations to the median landscaping may
be necessary.
The developer/owner is responsible for the construction of all required turn lanes
into their site.
· A corner clip visibility easement at the intersection of Forest Hill and
lVlacArthur will be required (if not already existing).
· Show the existing EB right turn lane from SH 121 to HacArthur.
· Show the existing SB left turn lane from Mac, Arthur to Lake Vista Drive.
· Maintain fire lane requirements (24' width, 54' outside radius, 30' inside
radius).
· The City of Lewisville will need to approve any tie-ins to the storm sewer in
MacArthur Blvd.
· Show the rights-of-way limits for all adjacent roadways.
· Show all existing utilities and easements.
· Sidewalk along MacArthur and SH 121 will be required.
· Stamped concrete paver bands and ADA ramps will be required in all of the
driveways which may also necessitate the dedication of sidewalk easements.
It is highly recommend that a copy of our Subdivision Ordinance be reviewed
(available in the Engineering Department for $25) prior to designing for this site.
Fire Department Comments
· A Loop water system will be required
· All buildings 5,000 square feet or larger will be required to be sprinkled.

Planning Department Comments
· It appears that a majority of the non-vehicular landscaping is being met
through the provision of 40 to 50 foot wide buffers, which is permissible.
The HC District requires 30' side yard building setbacks, the setbacks for
parcels 3 and 4 are not in compliance with this provision of the ordinance.
Section 12-22-4 states that "No more than 50% of the required parking is
allowed in the front yard" Several of the parcels have greater than 50% of
the required parking in the front yard.
As we discussed all restaurants require SUP's and retail uses that are permitted
