City of Coppell Development Review Committee Comments Planning Department S-1042R KENTUCKY FRIED CHICKEN/PIZZA HUT AMEND SUP TO REVISE ELEVATIONS AND SIGNS 135 S. DENTON TAP ROAD DRC Date: February 22, 2001, March 1, 2001 Planning & Zoning Commission Meeting: March 15, 2001 City Council Meeting: April 10, 2001 EXTERIOR ELEVATIONS - MATERIALS Masonry is defined in the zoning ordinance as "Brick stone, concrete or other similar materials, but excluding stucco and "concrete blocks" The C.I.V.I.C report recommends, brick and stone should be earth tone colors, and other brick colors "accent brick" and non-masonry materials should not exceed 20% of the building fagade. Therefore, it appears that a full 80% of the building faCade should be the earth tone (reddish) brick color. · The tile does not meet the definition of masonry, and/or the intent of the earth tone color bricks as defined in the C.I.V.I.C. report, and should be replaced with the reddish brown brick. · Need to calculate the percentage of non-masonry materials, specifically the EIFS and the accent brick, to assure that it does not exceed 80% as recommended in the C.I.V.I.C. report. · Need to minimize the number of colors and materials used for the exterior of the building, i.e. eliminate the blue color on the metal copping, and the red and white striping on the cupola. ATTACHED SIGNS Per the recommendations of the C.I.V.I.C. report, signs attached to walls should consist of individually mounted channel letters, in restrained colors, i.e. white, ivory. Per Section 12-29-43.(B) of the Sign Ordinance, attached signs for buildings with one front fagade shall be a maximum of one square foot of effective area per linear foot of building frontage. Therefore, a maximum of 39 square feet of signage is permitted. · Need details of the square footage and proposed materials and colors for the attached signs. AWNINGS Per the recommendations of the C.I.V.I.C. report, awnings should be canvas, with 98% of the color being a single, deep or neutral solid color, with up to 2% being a Page 1 of 2 contrast color, and should not be back lit. Therefore, metal, red and white striped back lit awnings are not acceptable. DETACHED, MONUMENT SIGN Need to specify that the brick color will match the reddish brown brick on the main building. Note: A. Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the March 1st Development Review Committee (DRC) meeting. Each applicant will bring two new sets of revised plats and plans to the March 1st DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting.
