WHEREAS, Rozas Properties, Ltd. is the owner of a tract of land situated in the S.M. Hiatt Survey,
Abstract No. 638, City of Coppell, Dallas County, Texas, being all of that same tract of land as
described in deed to Rozas properties, Lfd. recorded in Volume 2003161, Page 1716 of the Deed
Records of Dallas County, Texas (DRDCT), and being more particularly described as follows:
BEGINNING at a 5/8-inch iron rod set with plastic cap stamped "Sparr Surveys" in the north line of
Sandy Lake Road (80 foot right-of way), at the southwest corner of Sandy Lake Addition, an
addition to the City of Coppell according to the plat thereof recorded in Volume 91054, Page 1044
DRDCT;
THENCE S 89°18'18'' W, along the north line of said Sandy Lake Road, 190.15 feet to a 5 8-inch
iron rod set with plastic cap stamped 'Sparr Surveys" at the southeast corner of the remainder
portion of that same tract of land as described in deed to Barbara Sue Austin recorded in Volume
78069, Page 568 DRDCT;
THENCE N 00°06'13" E, departing the north line of said Sandy Lake Road, along the east line of
said Austin tract, 224.58 feet to a 5/8-inch iron rod set with plastic cap stamped 'Sparr Surveys" in
the south line of Austin Place, an addition to the City of Coppell according to the plat thereof
recorded in Volume 961 51, Page 1426 DRDCT;
THENCE N 89o20'55'' E, along the south line of said Austin Place, 190.02 feet to a 5/8-inch iron
rod found at the southeast corner of said Austin Place and lying in the west line of said Sandy Lake
Addition;
THENCE S 00°04'11" W, arong the west line of said Sandy Lake Addition, 224.43 feet to the
POINT of BEGINNING and containing 0.980 acre of land.
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
That Rozas Properties, Ltd., through the undersigned authority, do hereby adopt this plat
designating the herein above described property as ROZAS ADDITION, an addition to City of
Coppell, Texas, and do hereby dedicate in fee simple, to the public use forever the street and alleys
shown thereon. The easements shown thereon are hereby reserved for the purposes indicated. The
utility and fire lane easements shall be open to the public, fire and police units, garbage and rubbish
collection agencies and all public and private utilities for each particular use. The maintenance of
paving on the utility and fire lane easement is the responsibility of the owner.
No buildings, fences, trees, shrubs or other improvements or growths shall be constructed,
reconstructed or placed upon, over or across the easements shown. Said easements being hereby
reserved for the mutual use and accommodation of all public utilities using or desiring to use same.
All, and any public utility shall have the right to remove and keep removed all or part of any
buildings, fences, trees, shrubs, or other improvements, or growths which in any way endanger or
interfere with the construction, maintenance or efficiency of its respective system on any of these
easement strips, and any public utility shall at all times have the right of ingress and egress to and
from and upon any of said easement strips for the purpose of construction, reconstruction,
inspecting, patrolling, maintaining and adding to or removing all or part of its respective system
without the necessity at any time of procuring the permission of anyone. Any public utility shall
have the right of ingress and egress to private property for the purpose of reading meters and any
maintenance or service required or ordinarily performed by that utility.
Water main and wastewater easements shall also include additional area of working space for
construction and maintenance of the systems. Additional easement area is also conveyed for
installation and maintenance of manholes, cleanouts, fire hydrants, water services and wastewater
services from the main to the curb or pavement line, and description of such additional easements
herein granted shall be determined by their location as installed.
This plat is approved subject to all platting ordinances, rules, regulations, and resolutions of The
City of Coppell, Texas.
