The site plan is unacceptable, primarily because it is far short on landscaping. Except
for perimeter landscaping, the expansion area is otherwise covered totally with
building and pavement. It lacks 2,100 square feet of interior parking area
landscaping. It lacks another 3,200 square feet of required non-vehicular landscaping.
Furthermore, the proposed site plan adds pavement to the original site, which was
under-landscaped by current standards.
Planning staff recommends that the pavement on the expansion site be reduced by an
area equal to the sum of the amount of pavement to be added to the original site plus
5000 square feet. If this cannot be accomplished, then either the building area must
be reduced or additional land must be acquired.
The design of signs for the entire project has been the subject of general criticism
from various sectors of the community. We believe that this is the appropriate time
to restudy the business identification issue. The original building is very attractive
and cost a great deal of money. In comparison, the existing signs cost very little, and
yet they negate much of what was spent on the building. We recommend that the
applicant go back to the original architect and get a design for signage that is
compatible with the buildings.
4. Specify color and type of building materials to be used.
A reminder that the applicant will be responsible for obtaining a zoning change
request sign from the Planning Department and placing the sign on the property 10
days prior to the Planning Commission heating. There is a $100.00 deposit fee for
the sign. (Fill out the attached form and return to the Planning Department no later
than Friday, November 8, 1996.)

A. Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the November 7th Development
Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the November 7th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer
for the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, November 12th to resubmit twenty-eight (28) folded
copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the
Planning Department.
