NOTICE OF PUBLIC HEARING
The Planning and Zoning Commission of the City of Coppell will hold a public hearing on Thursday, the 16th day of
December, 2004, at 6:30 p.m., in the Coppell Town Center City Council Chambers for consideration of the Windsor
Estates, Lot 1, Block B, Replat, to revise the fence line from 25' to 15' along DeForest Road to allow for a four-foot tall
wrought iron fence on a 16-inch tall retaining wall on Lot 1, Block B (612 St. James), at the request of Marvin and Jill
Watkins. All interested citizens of the City of Coppell and other parties of interest are invited to attend this public hearing
and participate in the same. Any citizen of the City or other party of interest may also express his or her opinion concerning
this request by letter addressed to the City of Coppell Planning Department, 255 Parkway Boulevard, Coppell, TX 75019.
Persons owning property within 200' in the original subdivision of the proposed replat are required by State law to
receive notification of this hearing. According to the current tax records, you are the owner of property affected by
this replat.
Regarding this replat, Local Government Code Section 212.015 requires that you be advised of the following
requirement of subsection (c)

If the proposed replat requires a variance and is protested in accordance with this subsection, the
proposed replat must receive, in order to be approved, the affirmative vote of at least three-fourths of
the members present of the municipal planning commission or governing body or both. For a legal
protest, written instruments signed by the owners of at least 20 percent of the area of the lots or land
immediately adjoining the area covered by the proposed replat and extending 200 feet from that area,
but within the original subdivision, must be filed with the municipal planning commission or governing
body, prior to the close of the public hearing.
The City Council of the City of Coppell will hold a public hearing on Tuesday, the 11th day of January, 2005, at 7 p.m., in
the Coppell Town Center, for consideration of the Planning and Zoning Commission's recommendation relative to the
Windsor Estates, Lot 1, Block B, Replat, to revise the fence line from 25' to 15' along DeForest Road to allow for a four-
foot tall wrought iron fence on a 16-inch tall retaining wall on Lot 1, Block B (612 St. James), at the request of Marvin
and Jill Watkins. All interested citizens of the City of Coppell and other parties of interest are invited to attend this public
