RE: Case: Windsor Estates~ Replat
Dear Kelly, Jim and Terry:
This letter is to inform you that the Windsor Estates, Replat, to allow: replatting Lots 4&5, Block B, into one lot;
revising the size of the common areas (Lots 1X and 19X, Block A); revising the size of Lots 1, 2, 14, 16 and 17,
Block A; renaming Lot 15 to Lot 15X, and revising the 100-year Flood Plain line, was recommended for approval
by the Coppell Planning and Zoning Commission on Thursday, December 18, 2003, subject to the tbllowing
conditions:
1)
City Council approval of a License Agreement to allow for the maintenance by the HOA of
the entry feature and landscaping within approximately 775 square feet of the western most
portion of the 10' R.O.W. This shall also be noted on the plat.
2) Revise page 2 of the plat to add owner's notarized signature blocks for ALL lot owners
within this subdivision.
The request to revise the building/fence line on Lot 1, Block B, was denied. You have the right to appeal this
decision to City Council within 15 days. If you decide to proceed with this portion of the request, we will need a
letter stating that fact on or before 12 noon Friday, January 2"a, so that your plans can be forwarded to Council
for consideration on January 13ti( Please be advised that given the Connnission's recommendation for denial, a 3/1
xote of Council is needed to approve this portion of the request.

The date scheduled for consideration by the Coppell City Council is Tuesday, January 13, 2004, at 7 p.m. A
representative for this case must be present at this meeting, which will be held in Council Chambers at City
Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff
to include in its agenda packets only those items that accurately reflect conditions as reconunended by the Planning
and Zoning Commission. Therefore, please submit to the Planning Department three (3) folded copies of the
revised Replat on or before 12 noon~ Tuesda% l)eeember 30~h. Also, please submit one (1) § V2 x 11 paper
reduction, along with one jpg, tif, pdfor similar electronic file.
