1. Include the following note: "The City of Coppell will
have no responsibility for maintenance of the
floodway/floodplain areas as shown hereon; however,
the City does have the authority to regulate activity in the
floodway/floodplain as per the City's Floodplain
Ordinance. The maintenance of these areas shall be
the sole responsibility of the individual owner(s)
adjacent to said areas. These areas are to remain free
of improvements that may obstruct the flow of
stormwater and protected from potential erosion by the
owners. No fences will be allowed in the floodplain,
along with any other structures as per the City's
Floodplain Ordinance."
2. Ensure that the floodplain limits comply with the
most recent FEMA determination dated October 1,2003.

Comments
1. Need to include appropriate areas for notarized
signatures, with specific names, of all lot owners,
including the HOA. A separate sheet may be
necessary.
2. Need to update the franchise utility signature blocks
as shown on the attached.
3. Revise the City Secretary's signature block to indicate
a "Replat" instead of "Plat"·
4. Update the zoning to the west from "A" to "SF-12" and
to the east from PD-140 to City of Carrollton.
5. The issues relating to the 10' R.O.W. adjacent to the
southern property line is still unresolved. In the event
that Windsor Estates HOA desires to maintain this
entire R.O.W. (there appears to be encroachments in
the western portion) then a formal request to abandon
this R.O.W. and the incorporation of this land into this
plat (Lot 19X) needs to be pursued at this time·
3. Add a note to the Replat stating: "The purpose of this
Replat is:
· Realignment of DeForest Road and St James Place to
reflect built conditions
· Revised lot sizes (Lots 1,2, 16 and 17 Block A)
· Revised size of common areas (Lots 1X and 19X)
· Rename Lot 15 to 15X, Block A
· Revise the 100-year Flood Plain Line, per F.E.M.A.
October 1, 2003
· Revise the Landscape Plan for the Common Areas
· Combine Lots 4 and 5, Block B into Lot 4R, which
shall be developed in accordance with the Detai~ Site
Plan attached as Exhibit 1.
· Revise Fence line/building line to allow a fence 15 vs.
25 feet from property line on Lot 1, Block B, as attached
as Exhibit 2.
