NOTICE OF PUBLIC HEARING
The Planning and Zoning Commission of the City of Coppell will hold a public hearing on Thursday, the 18h day of
December, 2003, at 6:30 p.m., in the Coppell Town Center City Council Chambers for consideration of the Windsor
Estates, Replat, to allow: replatting Lots 4&5, Block B, into one lot; reducing the fence/building line on Lot 1, Block B
(612 St. James) from 25 to 15 feet along DeForest Road; revising the size of the common areas (Lots 1X and 19X, Block
A); revising the size of Lots 1, 2, 16 and 17, Block A; renaming Lot 15 to Lot 15X, and revising the 100-year Flood Plain
line, at the request of Kelly Jordan, The Holmes Builders and Street Builders. All interested citizens of the City of
Coppell and other parties of interest are invited to attend this public hearing and participate in the same. Any citizen of the
City or other party of interest may also express his or her opinion concerning this request by letter addressed to the City of
Coppell Planning Department, 255 Parkway Boulevard, Coppell, TX 75019.
Persons owoing property within the original subdivision of the proposed replat are required by State law to receive
notification of this hearing. According to the current tax records, you are the owner of property affected by this replat.
Regarding this replat, Local Government Code Section 212.015 requires that you be advised of the following requirement
of subsection (c)
(c) If the proposed replat requires a variance and is protested in accordance with this subsection, the
proposed replat must receive, in order to be approved, the affirmative vote of at least three-fourths of the
members present of the municipal planning commission or governing body or both. For a legal protest,
written instruments signed by the owners of at least 20 percent of the area of the lots or land immediately
adjoining the area covered by the proposed replat and extending 200 feet from that area, but within the
original subdivision, must be filed with the municipal planning commission or governing body, prior to
the close of the public hearing.

individuals with disabilities who require special services (i.e. sign interpretative services, altemative audio/visual devices, and amanuenses)
for participation in or access to the City of Coppell sponsored public programs, services and/or meetings, the City requests that individuals
make requests for these services forty-eight (48) hours ahead of the scheduled program, service and/or meeting. To make arrangements,

The City Council of the City of Coppell will hold a public heating on Tuesday, the 13th day of January, 2004, at 7
p.m., in the Coppell Town Center, for consideration of the Planning and Zoning Commission's recommendation of
approval relative to the Windsor Estates, Replat, to allow: replatting Lots 4&5, Block B, into one lot; revising
the size of the common areas (Lots IX and 19X, Block A); revising the size of Lots 1, 2, 14, 16 and 17, Block
A; renaming Lot 15 to Lot 15X, and revising the 100-year Flood Plain line, at the request of Kelly Jordan and
The Holmes Builders. The Commission also recommended the HOA enter into a license agreement with the
City of Coppell on approximately 775-square feet of property on the south side of DeForest for maintenance of
the existing entry feature. The request of Street Builders to reduce the fence/building line on Lot 1, Block B
(612 St. Jan~es) from 25 to 15 feet along DeForest Road was recommended for denial, although the applicant
has the right to appeal to Council, at which time a 3A vote of Council (6 out of 7) is needed to overturn this
recommendation. All interested citizens of the City of Coppell and other parties of interest are invited to attend
this public hearing and participate in the same. Any citizen of the City or other party of interest may also express
his or her opinion concerning this request by letter addressed to the City of Coppell Planning Department, 255
Parkway Boulevard, Coppell, TX 75019.
