The existing dumpster needs to be relocated due to driver visibility requirements.
The photinia hedge along the south property line needs to be addressed from a driver
visibility standpoint. A short planting needs to be used such that the height is 30" or less
per the City Subdivision Ordinance.

Indicate what landscaping is being removed on the landscape plan.
Provide dimension of parking spaces.
Specify color of all exterior materials of proposed canopy and bring to the July 1 st
DRC meeting a sample color board of all exterior building materials.
Show existing parking spaces and dumpster on landscape plan.
Verify that all proposed planting islands are a minimum 150 sf and a minimum of
9' wide.
All planting islands must contain at least 1 tree. Applicant is short one tree.
Furnish on the landscape plan total square feet of new paving being proposed.
Under the landscape analysis shown on the landscape plan please clarify the
following items:
a) The non-vehicular portion of the landscape requirements for this
portion of the site has not been addressed. You must prove that there
is an excess of non-vehicular open space on the existing site to satisfy
the requirements of this newly acquired portion of the site.
b) As presented, the applicant is short on interior landscaping.
c) Not shown on the plan is the interior landscaping tree ratio that is 1
tree for every 400 sf of interior landscaped area. This is in addition to
the 1 tree for every planting island requirement.
d) Total site area is presented as both 5,421 sf and 4,909 sr. Please
rectify plan.
The reader board type monument sign is no longer allowed in Coppell. Staff
requests that the sign be modified to comply with city code.
A reminder, to pick up a zoning change request sign at the Planning Dept. no later
than July 2na . The sign should be posted by July 5th and remain on site through
August 10th.

Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide reasons why
staffrecommendations should not be followed when you attend the July 1st Development Review
Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the July 1st DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project or
other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, July 6th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department
