My comments are as follows:

I will be unable to attend tonight's meeting, and hope that you will consider the following with
regard to the Zoning Change planned for the plot adjacent to the Sonic Property.
First, I believe that there must be overwhelming evidence for and support of any proposal to
downgrade the zoned status ofaproperty. Theprimary criteriun of"best andhighest use" for
any property should be the first and most influential factor in such determinations. I do not
believe that the proposed change meets that test. As a resident of Hungtindon Ridge, l continue
to hope for a respousible "neighbor" in the vacant location between the Sonic and our
Community. I know that there is an inquiry now for particulars ficom the owners, and that the
intended use of the site would require no downgrading of the current zoned status. To remove a
parcel from the land as it now exists, could negatively impact the future of the site development.
Second, I submit that the impact on the traffic situation on Denton Tap Road between Parkway
and Sandy Lake must be taken into consideration. The current situation in this area is appalling.
There is an accident virtually every day at or near the access to Eleanor Plaza. Accidents have
never been unenmmon along this section during the school year - before construction on the
bridge began. Additionally, consmacfion of the new access road to the high school has only just
begun, and none of us yet know what impact this will have on the traffic along this small stretch
of Denton Tap.
To approve a zoning change which would allow the expansion of the Sonic, and thereby increase
the traffic flow in and out of that location, (and subsequently on and off Denton Tap Road) at
this particular time seems irresponsible and ill advised, despite the addition of a traffic light at
the new road.
I hope that you will consider "best and highest use" of this particular site. Please take into
consideration the consequences for those of us who live ha Huntingdon Ridge and axe most
intimately impacted, and deny the request which would pave the way for expansion of the Sonic.
