There could be some potential drainage issues on the west side of the site once the
education building is constructed. This should be evaluated.

Landscaping and irrigation plans need to be signed and sealed and will conform to
Streetscape Plan.
Easement is not required on private property and fire detector check will be required
to be installed in the right-of-way. Two inch domestic water needs to connect to
Sandy Lake 16" water or a full flow water meter needs to be installed.

and meeting areas.
Provide detail landscaping - botanical name, quantities, sizes, etc. (refer to zoning ordinance
for specifics)
Landscape plans needs to be sealed by a registered landscape architect.
6' solid masonry screening wall required on north property line adjacent to Pecan Valley
subdivison and also along west property line.
Submit drawings for monument sign. Show elevation,construction materials,whether it will
be lighted and any other details.
Provide assurance that well and cistern will be capped off.
Staff written comments will be faxed to each applicant and the marked up blueline prints can
be picked up at City Hall or if requested will be sent by mail.
Please revise plats, landscape plans, and utility plans based on staff recoramendations or
provide reasons why our comments should not be followed when you attend the October 6th
DRC meeting.
Each applicant will bring a new set of plats and revised plans to the October 6th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the
project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, October llth to resubmit tWenty-six (26) folded copies of
revised plans, three (3) reduced paper copies and one (1) transparency of each exhibit to the Planning
Department.
