SECTION 28 - "PLANNED DEVELOPMENT"
The Detail Site plan shall include:
(A) A site inventory analysis including a scale drawing showing
existing vegetation, natural water ursea, creeks or bodies of
water ~'ld an analysis of planned chaages in such natural features
aa a result of the development. This should include a delineation
of any flood prone areas.
A scale drawing showing any proposed public or private streets
and alleys; building sites or lots; aad areas reserved as parks,
parkways, playgrounds, utility easements, school sites, [street
widening and street changes; the points of ingress and egress
from existing streets]; general location and description of existing
and proposed utility services, including size of water and sewer
mains; the location and width for all curb cuts and the land area
of all abutting sites and the zoning classification thereof on an
accurate survey of the tract with a topographical contour interval
of not more than five (5) feet.
A site plan for proposed building complexes showing the location
of separate buildings and the minimum distance between
buildings,and between buildings and property lines, slxeet lines
and alley lines. Also to tn: included on the site plan is a plan
showing the arrangement and provision of off-street parking.
A landscape plan showing screening walls, oma. menial planting,
wooded areas and trees to be planted. The landscaping plan shall
conform to the minimum standards established in Section 34 and
in the approved Coppell Streetscape Plan.
An architectural plan showing elevations and signage style to be
used throughout the development in all districts except residential.
Any or all of the required information may be incorporated on a
single drawing if one drawing is clear and can be evaluated by
the Director of Planning.
All Detail Site Plans shall have supplemental data describing standards,
schedules or other data pertinent to the development of the Planned
Development District which is to be included in the text of the
amending Ordinance.

3. If a well is established, detailed plans will be required showing spill

well as during operation of well.

ITEM:
S-1090, zoning clumge from LI (light industrial) to LI-S.U.P. (Light
Industrial-Special Use Permit) to allow the operation of a natural gas
well on one acre of a 43.8913 acre tract of properly located at the
northwest comer of Thweatt and Coppell Roads, approximately 1,000
feet north of Thwealt Road and 1,300 feet west of Coppell Road, at the
request of WDS Resources, Inc.

1. Provide a site plan in accordance with the requirements in the Subdivision Ordinance. The
notes on the site plan reference various substandard access roads. Those will need to be
approved after additional details, i.e., location, width, surface, etc. are provided. It's
probable that permanem access, i.e., concrete, will be required for fire protection.
