change from LI (Light Industrial) to L-S.U.P. (Light Industrial,
Special Use Permit), to allow the construction of a 120' monopole
with three (3) omni whip antennas attached and a 200 square foot
equipment cabinet at the base of the monopole on a 2,500 square
foot site, located approximately 1,350' west of State Road and 1,819'
soath of Sandy Lake Road, at the request of Nextel of Texas, Inc.

COMMENT STATUS:
~PRELIMINARY
1. The access road needs to be coordinated with the furore alignment of Northpoim Drive.
All areas of the access easement on the west side should be dedicated as right-of-way for
the furore extension of Northpoint Drive.
2. As per the City's Subdivision Ordinance, the access road and parking area needs to be
reinforced concrete paving.
3. It appears as though the proposed alignment of the access road will have some grade
conflicts which may require some cut and fill. Please provide construction plans for road.
4. Show any floodplain.

1. Unless a variance is granted, pavement is required to be concrete.
Staff suggests obtaining access to land lease from Stale ]Road. If access is to be from the
west, right-of-way dedication will be required for North Point Drive.
Indicate on the blueline that the future equipment building is for possible collocation of
another cellular service provider.
A reminder that the applicant will be responsible for ob[ah'ting a zoning change request
sign from the Planning Department and placing the sign on the property 10 days prior to
the Planning Commission hearing. There is a $100.00 deposit fee for the sign. (Fill out
attached form and return to the Planning I)epartment no later than Friday, March 7,

applicant disagree with staff comments please provide reasons why staff recommendations should
not be followed when you attend the Mar~h 6th Development Review Committee (DRC)
meeting.
Each applicant will bring one new set of revised plats and plans to the March 6th DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project
or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, March llth to resubmit twenty-eight (28) folded copies
of revised plans and three (3) reduced paper copies (8 1/2 X l 1) of each exhibit to the Planning
