November 4, 2004 Greg Jones Marcie Diamond City of Coppell DRC Committee RE: Town Oaka Centxe PD 209-C - Monument Signage (2) end 1 Color Sigflage - Dual Anchor As you know Town Oaks Centre is located in a highly visible end important intgmection in Coppell. The monument signs end anchor signage flexibility will help Town Oaks continue to work on lq~asing and address visibility concerns requested by prospective tenants. The PD proposed is no different than thq numerous projects currently at the intersection, end the monument signs, in particular, are designed for retail multi-tenent use to be high quality, functional, end acceptable in highly restrictive communities such as Coppell. The following addresses the DRC comments from 10/26/04 by the City Staff: 1. Two Monument signs - Denton Tap Side and Sandy Lake Side 2. The Monument Sign is 60 SF - should DRC consider the architectural overhang of the cast stone in the measurement th~h. he P~ve the Monument Signs as submitted. 3. No-the letters .~dividually mo~'t~o a wireway as typical on ~ channel letter sign. The PD shall approve the sig~}-as submitted for Express Fimess end allow for fUture restrictions on the 2nd Anchor (1Minimum 10,000 SF) 4. It is my understanding that a logo cannot exceed 20% - therefore this i~ not en issue. 5. The Monument Signs' design provides for excellent visibility day ami hight with 5-6" type size depending on the font style. The design also allows the Tenent names to be clumged (as frequently happens over the years in retail) without damaging the face of the monument sign. 6. The face of the Monument sign is Bronze aluminum end matches the Bronze Returns currently used at Town Oaks Centre 7. Yes-both Monument Signs will be constructed the same. 8. The new Monument Signs are being constructed at the same setheck as of the monument signs currently built on the site. Both of the existing monument signs shall be removed. 9. Town Oaks Centre is currently 100% Masonry. The new elevation co~aplies with the requirement. 10. The ceramic tile shall be the same enlor green as currently on the fasade of Town Oaks, cast stone shall match existing cast stone end the EFIS or stucco shall match or be a complementing cream/tan color. 11. - 13. Acknowledged end will submit as requested. I appreciate all the hard work end efforts oftbe City Staff, Zoning Commission~ and Council to ensure the quality of all projects that are considered in Coppell. It is important that the City end ToWn Oaks continue to work together to give opportunities to attract quality businesses in retail locations, as well as ~he industrial and office sections of Coppell so that the Property Tax and Sales Tax grows to address the current end future needs of the Community and City of Coppell.
