Dear Marcie:
As you know TownOaks Centre has worked diligently to lease to quality retail tenants in Coppell. The
market is very competitive and the Coppell Trade Area has had challenges competing against other
Anchor-type tenants at 635/MacArthur, Vista Ridge, and Grapevine Mills.
TownOaks is requesting a PD to increase the visibility and Tenant recognition at the intersection.

PD-Monument Sign - The proposed multi-tenant monument sign complies with the
existing Coppell monument sign criteria except it is internally lit. The construction is an
aluminum face with a reverse routing. This is a hi~a end, upscale retail-type sign
commonly used in highly restrictive communities on the West Coast and recently began to
be used in Keller Town Center and Las Colinas.
PD-Anchor Fagade Signage with Color The new fagade at TownOaks will be a lighter tan
color to update the Center and offset the significant amount of red brick on the fagade. A
white sign does not contrast well against a light color. This PD shall also be restricted to
Anchor-type tenants exceeding 10,000 square feet. Univest wants the signage to be visible
and add contrast and color to the elevation, but not allow for more than 1 color in addition
to black, white, or its logo.
