Comments
1. Agree with owners comments; sign does not meet
current monument s[gnage requirements with respect
to backlit plastic being not allowed, size,etc..
2. EFIS Would need to be < 20% to meet masonry
requirements.
Zoning Change Acceptable, please contact Larry
Redick at 972-323-8917 to discuss location of
monument sign and confirm sign will not conflict with

Comments
1. Cover letter requests one monument sign, but the
exhibits indicate two monument signs.
2. Per the existing Sign Ordinance, maximum size of
monumenl~ signs is 60 square feet, the exhibits indicate
a 63 square foot sign.
3. The attached sign requires two variances, a color
variance and a variance to the requirement of
individually mounted letters.
4. It appears that the logo is less than 20% of the area
of the signi please verify.
5. Per the recent amendment to the Sign Ordinance,
minimum letter size on multi-tenant signs is 6 inches,
the letters on the requested sign are 5 inches and less
in height.
6. State th~ color of the metal sign plates, and provide
a sample !f possible.
7. Verify tllat both monument signs will be the same,
8. Site Plap: will the signs be setback 15 feet from the
property line adjacent to the street, or is that another
requested variance?
9. Submit {an elevation of the entire retail center,
indicating Compliance with the 20% maximum
non-masor~ry requirement.
10. Indicatie colors of ceramic tile and EFIS, and
provide salmples,
11. Corredtly indicate the 150 foot of
frontage/s~orefrent for Express Fitness on the elevations
and the Site Plan.
t 2. Show the proposed Express Fitness sign on
corrected elevation.
13. It woul~ be helpful to have a consistent title block
on all exhibits, indicating PD-209-C, property address,
applicant'S name, date of preparation, exhibit number,
etc AND/OR place all exhibits on one-24 x 36 sheet,
