COMMENT STATUS:
The asphalt paving needs to meet the standards in the SUbdivision Ordinance. Provide
6" lime stabilized subgrade, 2" Type B Asphalt and 2" Type D Asphalt or an alternative
design approved by City Engineer.

Planning & Zoning Commission Meeting: August 21, 1997
City Council Meeting: September 09, 1997
Summarize on Site Plan the quantity and type of proposed and existing planting material
on site.
2. Delineate parking space dimensions.
Applicant will have to provide a 10 foot perimeter landsc~ape buffer between the proposed
parking area and the western property line. In addition, applicant will have to provide a
30" hedge to screen the parking area from the abutting Western and southern property
lines, as well as plant a tree for each 50 linear feet of perimeter landscaped area.
4. Check that the proposed landscape buffer adjacent to Bethel School is 15 feet in width.
5. Provide an irrigation plan.
A reminder that the applicant will be responsible for obtaining a zoning change request
sign from the Planning Department and placing the sign On the property 10 days prior to
the Planning Commission hearing. There is a $100.00 dePosit fee for the sign. (Fill out
attached form and return to the Planning Department no later than Friday, August 8,
1997.)

Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based orl staff recommendations. Should
applicant disagree with staff comments please provide reasons iwhy staff recommendations should
not be followed when you attend the May 1st Development R~view Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the Aug. 7th DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project
or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, Aug. 12th to resubmit twenty-eight (28) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11)of each exhibit to the Planning
Department.
