The purpose of the Historic Overlay District is tO provide special development
standards compatible with the unique character of Old Town Coppell. Staff is
supportive of wood construction when authorized by a special use permit. In this
case, staff does not oppose the use of a wooden attached sign, a wooden monument
sign, as well as a wooden screen for the dumpster. I~Iowever, staff requests that the
applicant furnish or modify the following items:
a) Furnish dimensions, building materials and colors for "Old Coppell Gift
Shop" attached sign.
b) Eliminate tenant names on the monument sign. It is difficult to read the
names of tenants when driving on a street with a posted speed limit of 35
m.p.h. Also, it is hard to keep the sign current. Staff could support a
wooden monument sign along the lines of "Godfrey's Place Inn" or
"Hutcherson Insurance Services" (See Denton's Historic Locust Street
Photographs).
c) Size of monument sign exceeds 40 sr. The 1' high base should be
included in the calculations. Applicant may consider reducing either the
height or width of the sign.
d) The width of the lumber to be used to construct the wooden screen
around the dumpster should match the width of lumber used on the main
buildings and paint the screen to matcll the structures. A word of
caution, the wooden screen is more costly to maintain, as it may be more
easily torn.

Please revise plats, landscape plans, and utility plans based 0n staff recommendations.
Should applicant disagree with staff comments please provid~ reasons why staff
recommendations should not be followed when you attend the November 5th Development
Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the November 5th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, November 10th to resubmit eighteen (18) folded copies
of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
