1. Rename Landscape Plan to Site Plan/Landscape Plan.
2. Show property lines of newly acquired land on site plan.
All required off-street parking spaces must be located behind all setback lines in a
single family district. The western parking lot does nc~t observe building setback
lines along Vanbebber Drive and Bethel School Road.
4. Substitute the Bradford Pear with the Aristocrat Pear.
The western most parking spaces must be screened fr°~n abutting property line
with a 30" hedge or berm.
Provide a tabulation of pavement coverage:
a) Area of vehicular pavement (driveway and bar parking spaces).
b) Area of non-vehicular pavement (on-site sidewalks, handicap ramps,
porches, stairs, etc.)
The new parking must observe the 10' landscape perimeter landscape buffer
separating the parking area fi.om with other property liges. (Current plan shows a
5' landscape buffer against the northern property line as well as a 5' landscape
buffer against eastern property line.
New off-street parking and driveway pavement must he screened from all abutting
properties with a 30" high hedge or berm.
Planting islands must contain at least 1 tree. You mac not apply that the planting
island tree requirement to count towards the perimeter! landscape tree requirement
of 1 tree per 50 linear feet.
10. The landscape plan must be signed by a licensed landscape architect.
11. Provide building elevations of all 4 sides.

Specify building materials on the elevations:
a) Color of bricks
b) Roofing material and color
c) Specify color of any painted fascia.
d) Specify color of glass
13. Bring to the DRC meeting a color board specifying building materials.

meeting. Applicants will be asked to show, explain and defe~ad any revision. An Engineer for
the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, March 10th to resulJmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X lli of each exhibit to the Planning
Department.
