staff recommendations. Should applicant disagree With staff comments please
provide reasons why staff recommendations should lnot be followed when you
attend the March 29th Development Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the March
29th DRC meeting. Applicants will be asked to ~how, explain and defend any
revision. An Engineer for the project or other repreSentative is urged to attend the
meeting.
Applicant will have till noon Tuesday, April l0th to resubmit fourteen (14)
folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11)

Prior to the development of the "future building", Site plan (including elevations,
etc.) will have to be approved though the public hearing process. It is assumed
that the building foot print will not exceed that noted or~ the site plan, and the
parking requirements will not be significantly altered. :However, fire lanes will
need to be provided to serve this building.
Per Section 12-31-1.1. of the Zoning Ordinance, all required parking in a single
family district must be located behind all setback linesl a twenty-five foot setback
for parking is required along Vanbebber and Bethel School Roads per SF-7
regulations.
The "alternate" parking arrangement, providing for additional buffer area along
Vanbebber Road appears favorable to the other parking layout. However, all
other plans, including the landscape plan will need to be revised and data
recalculated.
Label parking space dimensions, they appear to range in size from 17 to 19 feet in
depth.
Label fire lanes, driveway and aisle widths.
Along the west line of this phase, a 30 inch screening hedge and/or berms are
required, as provided on previously approved site plan,
Landscape Plan, Section 2
1. Per Section 12-31-1.1. of the Zoning Ordinance, all required parking in a single
family district must be located behind all setback lines.
2. The landscape buffers along Heartz, Vanbebber and Bethel School Roads have been
significantly reduced and the berms have been eliminated, and the buffer trees have
been changed from Cedar Elms to Live Oaks.
3. Along the west line of this phase, a 30-inch screening hedge and/or berms are
required, as provided on previously approved site plan.

4. Need Tree Survey of all trees 6 inch caliper or greater. If less than 6 inch caliper, an
accounting of the trees to be removed will be required.
5. Label parking space dimensions, they appear to range in size from 17 to 19 feet in
depth. If Section 12-31-5.1.b is being used, then additional interior landscaping must
be provided at a ratio of one square foot of landscaping for every square foot in
reduction of depth of parking space. The landscape plan does not indicate an overage
in interior landscaping.
6. Add the label "Future Building - not part of this site plan approval" to the landscape
plan.
Overall Site Plan
1. All revisions to Phase 2 Site Plan need to be reflected on this plan.
