2. Provide a drainage area map.
3. If the drainage ditch is to be enclosed into a 24" diameter pipe then a grate inlet may be to be
provided to pick up drainage from the property.
4. Indicate the pavemem type for the driveway and parking spaces.
5. Please provide additional information on how the existing homes west of this site will gain
access to Coppell Road.

Staffsuggests that applicant combine and plat this property with the remainder of the pool
contracting property, and perhaps it could be considered limited warehousing.
Heading-in parking off of Coppell Road is not permitted.
Screen northern and western driveway pavement with a 30" high hedge or living barrier.
Substitute the Bradford Pear with the Aristocrat Pear tl'ee and substitute the "Red-Tip
Phontina" with the "Nellie R. Stevens Holly".
Provide a planting material summary table on the Landscape Plant summarizing the
following: a) Species, Size, Quantities and Spacing of all plant material to be planted.
b) Identify and specify species and size of existing trees.
c) Provide a tabulation of pavement co~verage:
1) Area of vehicular pavement lear parking spaces, driveways, etc.)
2) Area of non-vehicular pavement (on-site sidewalks, courtyard
pavement, handicap ramp, e~c.)
3) Area of perimeter landscapi~tg
Perimeter landscaping and non-vehicular tree requirements are not met.
The Landscape Plan needs to be signed and sealed by a licensed landscape architect.
Provide handicap parking.
Specify color of brick, cast stone, wooden doors shown on the building elevations. Bring a
color board to the DRC meeting specify building materials, as well as color of paints to be
used.
Staff written comments will be faxed to each applicant.
Please revise plats, landscape plans, and utility plans based On staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the March 5th Development
Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the Mamh 5th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the meriting.
Applicant will have till noon Tuesday, March 10th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
