A Zoning Change from "C" to "C-S.U.P."

City Council Meeting: November 10, 1998
The sign is too large. The total amount permissible is 15 square feet.
Therefore, the sign needs to be reduced from 24" height to a 21" height. With
a proportional reduction in width, the word FRESH will occupy approximately
4'-9" in width and 81/2 square feet, while the word WOK will occupy
approximately 3'-8" in width and 61/2 square feet. The total sign width will be
approximately 9'-8", as opposed to 11'.
2. Indicate on the sign elevation the color of the proposed Channel letter sign.
3. Provide hours of operation and complete street address including the suite number.
Provide a parking analysis. (Have the landowner provide you with documentation
showing there is adequate amount of parking spaces at this retail center to
accomodate the 9 required parking spaces you will have to provide).
Please fill out atttached Zoning Change Request Sign form and return to the
Planning Department no later than Thursday, October 1; 1998.

Please revise plats, landscape plans, and utility plans based On staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the October 1st Development
Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the October 1st DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, October 6th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
