As per the City of Coppell Subdivision Ordinance thei minimum driveway spacing
on Denton Tap Road is 120' and on Vanbebber Drive is 90'. Therefore the
driveway on Denton Tap Road closest to Vanbebber Drive and the eastern driveway
on Vanbebber Drive should be eliminated.
The sidewalk on Denton Tap Road should be 5' wide and on Vanbebber Drive the
sidewalk should be 4' wide. All sidewalks should be located at least 2' off the back
of the curb. Therefore it may be necessary to prOvide a 10' sidewalk utility
easement along the westem property line adjacent to Denton Tap Road.
A.D.A. ramps need to be provided at all driveways.
Show the width of existing driveways.
As per the streetscape plan, an 8' wide brickpaver band needs to be provided for
driveway on Denton Tap Road.

1. Provide the scale for Sheet 3 of the submittal.
Also, please provide a small sample of the stone and cglor chips of the paint
selections. Kelly-Moore does not carry 58834 and 53873. They thought those
numbers might be Sherwin-Williams. Pronghorn is H,38-2, not H-18-2.
However, we suggest that you match that color to the ~tone, or preferably carry
the stone veneer across the entire face of the north wall as well as that of the south
wall.
If to be lighted, show the monument sign as having greund lighting.
The amount of red on the west face of the building should not exceed 91/2 square
feet (1% of the facade surface area). Lettering on the West face of the building
(above the storefront glass) needs to be individually m~)unted channel letters.
FoodMart should be in white, black or neutral colors. The logo is okay. The
signs on the north and south facades should be moved fi.om the mansard roof to
the wall surface. Again, the channel letters should be in black, white or neutral
colors. The logo is okay.
To compensate for lack of landscaping, by current standards, consider reducing
the impact of the concrete pavement by use of some type of surface treatment.
Staining the concrete, for example would alleviate surface glare and give the
project a refurbished look.
Enhance landscape plan by adding more plant material. This site is located in the
primary city image zone. Cedar Elms have been chosen as the dominant and
unifying street tree, with a range of accent trees used f/~r seasonal color and
variety. A minimum of 40% of the street trees should be Cedar Elms accented
with Redbud and Wild Plum and accent overstory trees of Sweet Gum or Chinese
Pistache.
The Planning and Zoning Commission action, as well as that of the City Council,
will be subject to the granting of variances by the Board of Adjustment.
The landscape plans will have to be signed and sealed by a landscape architect or
bonafide nurseryman.
Furnish information and dimensions of lighting facilities and security lighting.
Show dumpster location on site plan.

Should applicant disagree with staff comments please pmvid$ reasons why staff
recommendations should not be followed when you attend the October 1st Development
Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the October 1st DRC
meeting. Applicants will be asked to show, explain and def0nd any revision. An Engineer for
the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, October 6th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
