Parking at this center is a concern to staff. According to the property manager
this site has 156 parking spaces. The proposed juioe store would increase the
parking requirement for the restaurant users at this center to 65 parking spaces.
Assuming the remaining 18,120 sf is leased out to retail users, the center must
provide another 91 parking spaces, for a grand total of 156 required parking
spaces. With this submittal, the property owner will not be able to lease
additional space to restaurant users without violating the zoning ordinance.
Submit a copy of the proposed hours of operations.
Specify the color of the channel letter sign.
The submitted Town Center site plan is incorrect. It is not the one approved by
Council. Obtain from the landlord a current site plan.
A reminder that the zoning change request sign must be posted by May l0th and
remain on site through June 8th.

Please revise plats, landscape plans, and utility plans based on ~taff recommendations. Should
applicant disagree with staff comments please provide reasons why staff recommendations
should not be followed when you attend the May 6th Develolbment Review Committee (DRC)
meeting.
Each applicant will bring one new set of revised plats and I~lans m the May 6th DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project
or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, May llth to resubmit e~ghteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department
