Lots 1BR-8~ Block D~ Replat (The Plaza) Dear John: This letter is to inform you that a six-month extension to the expiration date for the Vista Ridge Addition, Lots 1BR-SX. Block D, Replat of Lot lB, Block D of Vista Ridge, to allow for the development of six, one- and two-story general and medical office buildings, totaling approximately 62,700-square feet, and two common areas, on 7.77 acres of property located along the ngrth side of S.H. 121, approximately 670 feet east of Denton Tap Road, was approved by the Coppell City Council on Tuesday, April 12, 2005. The following conditions still apply: 1) Contact TXU to discuss easement requirements. 2) Show overall width of Plaza Boulevard as 50 feet. 3) Abide by Engineering comments (attached). This Replat must now be submitted for signatures by CiD' Officials by October 12, 2005, or it shall be deemed nnll and void and resubmittal shall be required. It is recomme~ded that this plat not be prepared for filing, including obtaining the franchise utility signatures, until after receiving Engineering comments on the first review of the civil plans. After City signatures have been procured, it is the applicant's responsibility to file the document with the Dallas County Plat Records Department. City of Coppell Planning Department PROCEDURE FOR TIlE FILING OF EXECUTED FINAL PLATS AND REPLATS Following approval of the final plat/replat by the City Council, and correction x~f the plat if required by Council and the Engineering Department after thefirst re~qew of the civil plans, thc information listed below is required for the submission of the Final Executed Plat to the Planning Department: · Transmittal letter, including the name and telephone number of the contact person · All blank spaces completed, with the exception of the signature of City Officials Seven (7) 24" x 36" black lines on white paper and two (2) 24" x 36" mylars Black lines must be folded in a 8 1/2" x t 1" format.
