CC letter re approval-4/12/05COl'FELL April 13, 2005 Mr. Karl Crawley Masterplan 900 Jackson Street, Suite 640 Dallas, TX 75202 RE: Case No. PD-97R3-R~ Corners of Coppell {Universal Aqademy) Dear Mr. Crawley: This letter is to inform you that Case No. PD-97R3-R, Comers of[CoppelI (Universal Academy), zoning change request from PD-97-R (Planned Development-97-Retail) to PD-97R3-R (Planned Development-97 Revision 3-Retail) to allow the occupancy of apprCximately 73,128-square-feet of the existing building for Universal Academy (grades preK-12t~), and the occupancy of the remaining 41,475-square feet for college and/or retail uses, on 10.7 acres of property located at the southeast comer of Sandy Lake Road and MacArthur Blvd.. was approved by the Coppell City Council on Tuesday, April 12, 2005, subject to the following conditibns: 1) Engineering Department review of the proposed circuilation patterns and directional signage prior to opening and during the ol~eration of this school. 2) The applicant re-evaluate the necessity of fencing in the future retail areas. 3) Provision of a letter from a registered structural engineer proving the bridges/box culverts will support a vehicle weighing a minimum 0f 80,000 lbs. 4) Submission of details of the proposed attached signal, including color, font, size, location and a clarification that no monument sign is proposed for this tract. Reduce the logo to 21-square feet for a total signage area of 101-square feet. In order to prepare an Ordinance, we need to assemble appropriate documentation, which includes revision to your sign elevation and letter from the structural engineer. Please submit to the Planning Department three (3) copies of the revised sign elevation atld one copy of the letter on or before 12 noon, Wednesday. April 27, 2005. %qaen this has been completed and Council has approved the Ordinance, a copy will be sent to you. As a reminder, the zoning change sign can now be returned to the Planning Department for your deposit reimbursement of $150.
