RE: Denton Tap Developmentt Lot It Block At Replat (Wachovia l~ank)
Dear Mr. Clausen:
This letter is to inform you that the Denton Tap Development, Lot 1, Bloqk A, Replat (Wachovia Bank), being a
replat of the Grandy's Addition, Lot 1, Block 1, Minor Plat, to allow the c0nstmction of a 4,081-square-foot bank
facility, with five drive-through lanes on 1.41 acres of property located at the northwest comer of Denton Tap Road
and Fitness Court, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday,
April 21,2005, subject to the following conditions:
1)
Revise the City Secretary's signature block to indicate this being a Replat, which is Lot 1,
Block A, of the Denton Tap Development.
2) Contact Lan3, Redick at (972) 323-8917 to discuss electric easement requirements.
3) The addition of a sprinkler system for fire protection has modified the plans. The modification
may generate additional comanents upon detailed Engineering review.
The date scheduled for consideration by the Coppell City Council is Tuesday, May 10, 2005, at 7 p.m. A
representative for this case must be present at this meeting, which will be held in Council Chambers at City
Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff
to include in its agenda packets only those items that accurately reflect conditions as recommended by the
Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) folded copies
of the revised Replat on or before 12 noont Wednesdayt April 27th. Also, please submit one (1) 8 V2 x 11
paper reduction, along with one jpg, tiff, pdf or similar electronic file.
