Dear Mr. Clauscn:
Tiffs letter is to inform you that the Denton Tap Development, Lot 1, BlC~ck A, Site Plan (Wachovia Bank), to
allow the construction of a 4,08 l-square-foot bank facility, with five drive-through lanes on 1.41 acres of property
located at the northwest comer of Denton Tap Road and Fitness Court, was recommended for approval by the
Coppell Planning and Zoning Commission on Thursday, April 21,2005, su~ect to the following conditions:
1) The bank facility be fully sprinkled.
2) Correction of the vicinity map.
3) Assure compliance with Section I2-23-5.4 of the Zoning Ordir~ance, which states "Glass
should not exceed 50 percent of the total area of any one faqade} ora building".
4) The addition of manufacture specs to elevation sheets, as provi&d on the color board.
The date scheduled for consideration by the Coppell City Council is Tuesday, May 10, 2005, at 7 p.m. A
representative for this case must be present at this meeting, which will be held in Council Chambers at City
Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff
to include in its agenda packets only those items that accurately reflec~ conditions as recommended by the
Planning and Zoning Commission. Therefore, please submit to the Planni*g Department three (3) folded copies
of all revised plans on or before 12 noon~ Wednesday~ April 27th. Also, please submit one (1) 8 V2 x 11 paper
reduction, along with one jpg, tiff, pdf or similar electronic file.
