RE: Natches Trace Addition~ Lot 1~ Block C~ Site Plan (Tows Center Bank)
Dear Mr. Buchholz:
]'his letter is to inform you that the Natches Trace Addition. Loti 1. Block C. Site Plan (Town
Center Bank), to allow the construction of an 8,867-square-fbot b~ank facility on 1.550 acres of
property located along the east side of Denton Tap Road, approximately 300-feet south of S.H. 121,
was reconm~ended for approval by the Coppell Planning and Zoning Commission on Thursday,
August 19, 2004, sub}ecl to the following conditions:
1) SuNnit a cop3' of the easement that contains the pavement on the south side of the site
on the adjacent lot.
2) Ensure the easements shown on the plat are correctly ~eflected on the Site Plan.
3) Indicate firelane turning radii (30' inside & 54' outside minimum required).
4) A Fire Department connection is to be located within 50' of a fire hydrant.
5) Show the locatiun of all existing and proposed fire hydrants on the Site Plan. These
are required every 300' along the firelane.
6) Re'~ise proposed parking figures from 53 to 50.
7) Show 44 Carissa Hollies instead of the 41 shown in chart.
8) Increase the size of the Aristocrat Pear by at least one-caliper inch.
The date scheduled lot' consideration by the Coppell City Council is 1guesday, September 14, 2004,
at 7 pm. A representative for this case must be present at this meeting, which will be held in
Council Chambers at (7it)' Hall. Failure to represent this item ma3' result in the denial of this
application. City Council has instructed staff to include in its agenda packets only those items that
accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore.
please submit to the Planning Department three (3) folded copies of revised plans on or before 12
noon~ Tuesday~ August 31st. Also, please submit one (1) 8 t/2 x 11 paper reduction, along wi-~
one jpg, tiff; pdfor similar electronic file.
