Dear Pies:
This letter is to inform you that Case No. PD-199R2-HC, Vista Point II, Lot 5R, Block A (Bank of
Texas), zoning change request from PD-199-HC (Planned Development- 199-Highway
Commercial) to PD-199R2-HC (Planned Development-199 Revision 2-Highway Commercial) to
allow the development of mi approximate 5,585-square-foot bank facility, with drive-through Ianes,
on 1.25 acres of property located along the west side of MacArthur Blvd., south of S.H. 121, was
recommended for approval by the CoppelI Planning and Zoning Commission on Thursday, March
17, 2005, subject to the following conditions:
1)
The submission of revised the Landscape Plan substilluting a plant from the
City's Plant Palette for the Red Tip Photinia.
2)
Prior to the issuance ora Certificate of Occupancy for this bank, either the
fire lane on Lot 2, adjacent to this site, or a hammerhead (turn-around) on
the northern fire lane shall be constructed, as approved by the Fire Marshal.
3) The submission of a revised Site Plan and Landscape Plan, indicating the
realignment of the southern driveway to align with Lake Vista Drive.
4) Submission ora letter from the City of Lewisville approving the deceleration
lanes adjacent to this site and/or related issues.
5) Correction of the City Limit Line between Coppell and Lewisville on the Site
Plan.
6) The dumpster(s) shall be equipped with enclosures.
The date scheduled for consideration by the Coppell City Council is Tuesday, April 12, 2005, at 7
p.m. A representative for this case must be present at this meeting, which will be held in Council
Chambers at City Hall. Failure to represent this item may result in the denial of this application.
City Council has instructed staff to include in its agenda packets only those items that accurately
reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please
submit to the Planning Department three (3) folded copies of all revised plans on or before 12
noon~ Wednesday~ March 30th. Also, please submit one (1) 8 ½ X 11 paper reduction, along wi'~
one jpg, tiff, pdfor similar electronic file.
