Volume 200`5078, Page 78 of the Mop Records of Dallas County, Texas) for a distance
of 78.17 feet to an "x" cut found in concrete for corner, said point being the
beginning of an arc of a curve to the left having a central angle of 15' 04' 17", a
radius of ,527.50 feet, a chord bearing of South 81' 06' 22" West, and a chord
distance of 85.90 feet,;
Along arc of said curve to the left for on arc distance of 86.15 feet to a 5/8" iron
rod found for corner, said point being the beginning of an arc of a reverse curve to
the right having o central angle of 15' 04' 17", a radius of 272.50 feet, a chord
bearing of South 81' 06' 22" West, and a chord distance of 71.47 feet;
Along arc of said curve to the right for an arc distance of 71 68 feet to an cut
found in concrete for corner;
South 88' `58' `50" West, for a distance of 26.12 feet to an "x" cut found in concrete
for corner said point being at the beginning of a non-tangent curve to the right
having a central angle of `57' 59' 49", a radius of 50.00 feet, a chord bearing of
North 17' `56' 18" East, and a chord distance of 19.57 feet;
THENCE leaving north right-of-way line of aforementioned Fitness Court and in a
northeasterly direction along arc of said curve to the right for an arc distance of
19.72 feet to an cut found in concrete for corner;
THENCE North 01' 15' `57" West, for a distance of 257.72 feet to a 5/8" iron rod
found for the northwest corner of Lot 1 in Block 1 of Grandy's Addition, said point
being in the south line of a 16 foot wide tract of land conveyed to Univest Ent., Inc.,
by Deed recorded in Volume 200127, Page 3419, of the Deed Records of Dallas
County;
THENCE along the south line of said Univest tract and the common north line of Lot 1
in Block 1 of Grandy's Addition and with a line that is 16 feet south of and parallel
to the south line of Lot 1 in Block A of Town Center West, an Addition to the City of
Coppell according to the Plat thereof recorded in Volume 200176, Page 1787 of the
Map Records of Dallas County, Texas, for a distance of 227.44 feet to a 5/8" iron
rod found for corner;
THENCE South 6.5' 51' 56" East, with the south line of Univest tract, for a distance of
`50.00 feet to a point for corner in the west right-of-way line of aforementioned
Denton Tap Road;
THENCE South 01' 15' 37" East, along the east line of Lot 1 in Block 1 of Grandy's
Addition and the common west right-of-way line of said Denton Tap Road, for a
