Dear Chris:
This letter is to inform you that Case No. PD-199R-HC, Vista Poir~t II, zoning change request from
PD-199-ttC (Planned Development-199, Highway Commerci~.l) to PD-199R-HC (Planned
Development-199 Revised, Highway Commercial) to attach a Detgil Site Plan to Tract 1, to allow
the construction of three office/assembly/warehouse buildings tot~tling 93,550-square feet on 9.1
acres of property located south of State Highway 121, west of MaeArthur Blvd., was approved by
the Coppell City Council on Tuesday, August 10, 2004, subject to the following conditions:

The driveway spacing shown adjacent to S.H. 12I r~eeds to be reviewed and
approved by TxDOT, and a deceleration lane is needed to serve the eastern
driveway.
2) Staff review of the final color palette for all external building materials.
In order to prepare an Ordinance, we need to assemble appropriate documentation. When this has
been completed and Council has approved the Ordinance, a copy will be sent to you.
As a reminder, the zoning change sign can now be returned to the Planning Department for your
deposit reimbursement of $150.
