to create Offsets in the wall to provide visual variety. The
wall shall be placed on an appropriate structural
concrete footing; trees shall be planted in the

accordingi to standards set in article 34 for
non-residential and multi-family lots. Landscaping, in
the form (~f trees and shrubs, shall be used to break up
long contipuous lengths of wall. In general, a minimum

1. We ne~d a 25' x 25' easement for the water vault
adjacent ~ SH 121.
2. There i~ no mutual access shown spanning the line
between ~.ot 1 and Lot 2, yet the Site Plan shows a
driveway.
3. Provide right-of-way for deceleration lanes. You are
showing tb abandon the existing right-of-way for the
deceleration lanes, but you are not showing a
rededicatibn for the new deceleration lanes.
4. Driveways on SH 121 and at least the first driveway
on MacArthur Bird. are within the limits of the City of
Lewisvillei and/or TxDOT right-of-way. The p~ans for the
driveway~ will also need to be reviewed and approved
by those t~o entities.
5. A 25' x 25' easement will be needed on Lot 5 for the
future fire!vault.
6. Several areas show "limits of mutual access." How
do you in,nd to keep the fire lane open but prevent
access adross these lots?

accept th~proposal to tie into the existing culvert within
the TxDOTT right-of-way.

1. What are the limits of construction on the water and
sewer lines? There is no stopping point indicated such
as a blow,off or plug for these lines.
2. On the Second sheet where future construction is
indicated ~ ensure that all services and/or hydrants are
on City of Coppell waterlines not on Lewisville lines.
There arel parallel lines in that area belonging to each
city. Is there anything on this sheet that will be built with
this phase of construction?
Preliminary Drainage Layout -
1. Provide a table of drainage areas and a drainage
map showing the offsite drainage.
