CC letter-approval on 5/10/05T H E C I T Y 0 F CO??ELL May 11, 2005 Mr. Jeff Libby Standridge Companies 14860 Montfort Drive, #241 Dallas, TX 75254 RE: Vista Point II~ Lots 1-7~ Block A~ Amending Plat Dear Mr. Libby: This letter is to inform you that the Vista Point II, Lots 1-7, Block A, Amending Plat, to allow for the revision to fire lanes, property dimensions and calls to reflect the approved Site Plans and to correct various errors on 25.81 acres of properly located at the southwest comer of S.H. 121 and MacArthur Blvd., was approved by the Coppell City Council on Tuesday, May 10, 2005, subject to the following conditionS: 1) The City of Lewisville's approval of the location and design of the driveways and deceleration lanes along MacArthur Boulevard and S.H. 121. 2) Contact Larry Redick at 972-323-8917 to discuss electric easement requirements. This Amending Plat must be submitted for signatures by City Officials within six months after approval by the City Council (November 10, 2005), or it shall be deemed null and void and resubmittal shall be required. It is recommended that this plat not be prepared for filing, including obtainirlg the franchise utility signatures, until after receiving Engineering comments on the first review of the civil p!ans. After City signatures have been procured, it is the applicant's responsibility to file the document with the Dallas County Plat Records Department. Seven (7) 24" x 36" black lines on white paper and two (2) 24" x 36" mylars Black lines must be folded in a 8 1/2" x 11" format. You may submit additional copies for your use; however, one (1) paper copy will remain with the City prior to filing and, after filing, six (6) paper copies and two (2) mylars must be returned to the City. · Original signatures on all plats Names must be typed or printe~ below each signature · Signature block of Utility Companies, with original signatures of each representative. It will take approximately 3-5 weeks to review and obtain signatures of City O~cials Once proper signatures have been obtained, the Planning Department will telephone the person listed as representative or contact to pick-up the plats The representative shall file the plat with the County Clerk's office and return the six (6) black lines and two (2) mylars to the Planning Department, indicating the volume and page of the Map and Plat Records, as filed by the County Clerk If the final plaffreplat has not been submitted for signatures by City Officials within six (6) months after approval, the plat shall be deemed null and void, and resubmittal shall be required For additional information, contact the Planning Department at (972) 304-j678 ~PLEASE NOTE: Tar Certificates from each t~vcing entity (city, .~chool district, and county) having jurisdiction over the property showing that all taxes have been paid, imust be provided to Dallas/Denton Count), at the time of filing.
