P&Z letter of approval 4/21/05COFPELL April 22, 2005 Mr. James Gaddy Majestic Realty Co. 5000 Quorum Drive, Suite 100 Dallas, TX 75254 RE: Park West Commerce Center~ Lot 2R-3~ Block 2~ Replat Dear Mr. Gaddy: This letter is to inform you that the Park West Commerce Center, Lot 2R-3i Block 2, Replat, being a replat of Park West Commerce Center, Lot 2R-2, Block 2, to allow the development of one 137,000-square-foot office/warehouse building and one 153,000-square-foot office/warehouse building on 16.8 acres of property located at the northwest comer of Beltline and Airline Roads, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, April 21,2005, subject to the following conditions: 1 ) Delete "proposed" from the easement note connecting this p~operty to property to the north. 2) Inclusion of the 24-foot mutual access/fire lane easement to the property to the north. 3) Abide by Engineering's comments including those relative to a 30-foot utility/drainage easement (see attached Engineering comment). The date scheduled for consideration by the Coppell City Cotmcil is Tuesday, May 10, 2005, at 7 p.m. A representative for this case must be present at this meeting, which will be l~eld in Cotmcil Chambers at City Hall. Failure to represent this item may result in the denial of this applicationi City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Dep~rtment three (3) folded copies of the revised Replat on or before 12 noon~ Wednesday~ April 27th.
