Dear Mr. McCullah:
You have asked me to confirm the inclusion of a fire lane/access e~sement requirement placed on the
above-referenced property by the Coppell City Council.
On May l0th, by unanimous vote, Council approved this project, subject to certain conditions. On May
11, 2005, you were copied on a letter addressed to Mr. James Gadd~¢ of Majestic Realty, represented as
owner of the subject property, stating the Council's conditions fbr approval one being the fire
lane/mutual easement requirement.
As you will recall, Majestic was reluctant to include the fire lane and so stated at the Council public
hearing. The Planning Director, Director of Engineering and Fire Chief all testified the easement was
needed for a variety of reasons, including health, safety, access, etci The direct alignment of this fire
lane with the proposed one to the south was one of three conditions ihe Council placed on this property
on May l0th. Condition #2 of that letter (attached) states: "Inclusioln of the 24-foot mutual access/fire
lane easement to the property to the north."
I trust this additional correspondence clearly states the intentions off the City Council, but if you have
