Revise inconsistencies between the seating calculation chqrt and the seating shown on
the floor plan. As shown, it appears that there will be 57 4eats within the restaurant
and not 36 as indicated.
Proposed hours of operation are acceptable to staff (11-8 [Monday-Saturday and 11-6
Sunday). However, staffwould recommend to the applicant that permission for
widest range of anticipated business hours be requested, preventing future revisions.
Revise scale shown for site plan; correct scale is 1:20.
Revise dimensions showing width of tenant space to corr0ctly indicate 20.7' and not
19'.
Provide dimensions of tenant space width on building ele,ations.
Reverse Front and Rear building elevations. The front bu!lding facade contains
gables at each end.
On the floor plan, eight dashed circles are shown along the south wall; label or
remove from plan.
The approved site plan for this shopping center indicates that 128 parking spaces are
provided for this 13,393 square foot retail building. This 1,691 square foot restaurant
will require 17 parking spaces.
Per Section 29-4.3(B) II of the Zoning Ordinance, attached ~igns for buildings and
leaseholds with multiple facades are permitted to have an effective area of one square
foot for every linear foot facade. Traditionally, signs are not permitted on the rear of the
buildings; however, due to the configuration of the site, staff may consider a small
identification sign at the rear of the building (4 sq. ft.). Revise manner in which signs
are measured according to the attached exhibit. Quizno's may be one block and the logo
may be another block.
In addition, when PD 178R was established the attached signage criteria were
approved, which specifies materials, colors and fonts of ~ignage. It also states that
individually lighted and mounted channel letters (in ivory) are required and that
typestyle, color or logo exceptions are only by written approval of the owner. In order to
prevent revisions to the signage, staff must require proof of approval by the owner for
the proposed signage.

provide reasons why staff recommendations should not lie followed when you attend
the December 7th Development Review Committee (DR(.') meeting.
Each applicant will bring two new sets of revised plats ]and plans to the December
7th DRC meeting. Applicants will be asked to show, explain, and defend any
revision. A representative for this project is required to attend the meeting.
