RE: PD-203R-R~ Nationwide Insurance
Dear Mr. King:
This letter is to inform you that Case No. PD-203R-R, Nationwide InsuranFe' zoning change request from PD-203-
R (Planned Development-203-Retail) to PD-203R-R (Planned Development-203 Revised-Retail) to amend the
Planned Development to allow, the construction of a 3,02g-square-foot:office building on 0.42 of an acre of
property located at the southwest comer of Sandy Lake and Moore Roadsi was recommended for approval by the
Coppell Planning and Zoning Commission on Thursday, June 16, 2005, subject to the following conditions:
1)
Remove the proposed carport from the plans as this does not meet the minimum setback
requirements within a nonresidential district.
2) Include a landscape area in place of the proposed parking space on the southeast corner
of the lot. This will reduce proposed parking by one. Ensure this is reflected in all notes.
3) Replace the "Existing Transformer" note with "Existing Drainage Inlet".
4) Shield lights on rear and side elevations and ensure it meets the Glare and Lighting Standards
of the Zoning Ordinance.
5)
The size and style of each tenant's lettering will need to mat(Ih. The phone number and
"Lease Space Available" will need to be removed.
6) The monument sign needs to be setback 15' from the property line.
7) Ensure the dimensions on the Engineering Plans are the same as those submitted on the Site
Plan.
8) Show' the band of stamped concrete at the entry, along Moore Road.
9)
The Brick Screening Wall detail calls out "Wall design perC ty of Coppell Standards."
Remove this call-out. The wall should be designed and sealed by a licensed P.E. and
submitted to Building Inspections for review.
The date scheduled for consideration by the Coppell City Councii is Tuesday, July 12, 2005, at 7 p.m. A
representative for this case must be present at this meeting, which ~will be held in Council Chambers at City
Hall. Failure to represent this item may result in the denial ofthii application. City Council has instructed
staff to include in its agenda packets only those items that accuratOly reflect conditions as recommended by
the Planning and Zoning Commission. Therefore, please submjt to the Planning Department three (3)
folded copies of all revised plans on or before 12 noon~ Wednesda¥~ June 29th. Also, please submit one
(1) 8 t/2 x 11 paper reduction, along with one jpg, tiff, pdfor simila~ electronic file.
