TRANSPORTATION: Belt Line Road is a P6D six-lane diqided major thoroughfare built to standard in a 120-foot right-of-wqy. Airline Drive is a paved, concrete two-way street built within a 60-foot right-of-way. SURROUNDING LAND USE & ZONING: North - vacant; LI (Light Industrial) South - office/warehousing; LI (Light Induitrial) East - auto parts, gas station, oil/lube shop; tC (Commercial) West - warehousing; LI (Light Industrial) COMPREHENSIVE PLAN: The Comprehensive Plan of~May 1996 shows the property as suitable for warehousing. DISCUSSION: This request is to allow for the placemenl and operation of a temporary concrete batch plant to supply concrete for the construction on this 16.8- acre site. While this use is permitted by r!ght in this district for a period not exceeding 90 days, the applicant anticipates needing to operate for up to nine (9) months, therefore, requiring a Special Use Permit. This facility, proposed to be located apprgximately 290 feet west of Belt Line Road and 60 feet north of Airline Drive, directly over the designated fire lane, will contain the plan[, a cement storage trailer and stockpiles of gravel and sand. As requested by the Fire Marshal, this plant will need to be removed from the fire lane prior to going vertical with any walls on this site. The applicantl has agreed to move this plant, most likely off-site, at that time. The Texas Commission on Environmenta! Quality is the state regulatory agency that will permit and oversee the operation of this facility. Staff is requesting copies of all relevant applicatibns and permits to insure this facility meets all environmental regulationS.
