P&Z letter of approval-8/18/05T H ~ <: i ¥ 9 : 0 F COP?ELL August 19, 2005 Mr. Dennis Chovan Halff Associates 3801 Parkwood Boulevard, Suite 500 Frisco, TX 75034 RE: Parkwest Commerce Center~ Lots 2R&3~ Block 5~ Dear Dennis: This letter is to infom~ you that the Parkwest Commerce C leplat snter, Lots 2R&3, Block 5, _Replat, being a replat of Lot 2, Block 5, containing 14.84 ac~es of property located at the northwest comer of Beltline Road and Wrangler Drive, to allow the sale of these lots, was recommendcd for approval by the Coppell Plamfing an~t Zoning Commission on Thursday, August 18, 2005, subject to the following conditiofls: 1 ) All mutual access/fire lane easements need to beiextended over the existing and proposed driveways onto Belt Line Road and Wrangler Drive. 2) Prior to filing of the Final Plat, a private mainter~[ance agreement for these shared private utilities needs to be entered Into and submitted to thc Engineering Department. 3) Revise the Site Plan to indicate the name, specie~ and size of the 13 over-story trees proposed for the western propert~ line of Lot 2R. 4) Within six months of Council approval of this R{eplat, the 13 over- story trees shall be installed along the western property line of Lot 2R. 5) Revise the title block to read "Lots 2R & 3 Bloc!~ 5, being a Replat of Lot 2 Block 5, Park West Commerce Center". The date scheduled for consideration by the Coppell City Couiacil is Tucsday, September 13, 2005, at 7 p.m. A representative for this case must be present at this meeting, which will be held in Council Chambers at City Hall. Failure to represent this item may result in the denial of this application. City Council has instructed sllaff to include in its agenda packels only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) folded copies of all revised plans on or before 12 noon, Wed4esday~ August 31st.
