Dear Skip:
This letter is to inform you that the Historic Coppell Properties, Ltd., ~ddition, Lots 1 and 2, Block 1, Minor
Plat, to allow the development of a 16,687-square-foot medical and office building on Lot 1, containing
approximately 1.6 acres of property, and platting Lot 2, containing approximately 1.6 acres, for development of
a future 16,42I-square-foot medical and office building in Phase Two, located along the south side of Bethel
Road, approximately 185 feet east of Coppell Road, was recommended for approval by the Coppell Planning
and Zoning Commission on Thursday, June 16, 2005, subject to the following conditions:
1) Contact Larry Redick at (972) 323-8917 to discuss electric easement requirements.
2) A Tree Removal Permit is required at time of construction.
3) Under Developer Contact Information, rename to "Historic Coppell Properties".
4) Reduce the circle symbol size at the end of each line segment.
5) Show bearings on the south property line with distances.
6) Move floating circle to end of C2 curve.
7) Include all radii not already reflected in curve table.
8) Remove all random lines (Lot 2 and Bethel).
9) Show acreage of right-of-way dedication.
10) Dimension all property line segments.

The date scheduled for consideration by the Coppell City Council is Tuesday, July 12, 2005, at 7 p.m. A
representative for this case must be present at this meeting, which will beheld in Council Chambers at City Hall.
Failure to represent this item may result in the denial of this application. City Council has instructed staffto include
in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and
Zoning Commission. Theretbre, please submit to the Planning Departmem three (3) folded copies of the revised
Minor Plat on or before 12 noon~ Wednesday~ June 29th. Also, please submit one (1) 8 V2 x 11 paper reduction,
along with one jpg, tiff, pdf or similar electronic file.
