BEGINNING at a 3/8" iron pin found in the south line of Bethel Road for the most northerly northwest comer of said City of Coppeli tract, from which a 1/2" iron pin
found with cap marked, ~BRITTAIN & CRAWFORD" bears 0.21 of afoot, North O1 degree 19 minutes 54 seconds East;
THENCE South 88 degrees 12 minutes 12 seconds East a distance of 520. OO feet along the north line of said City of Coppell tract and the south line of Bethel Road;

That The City of Coppell does hereby adcl~t this plat designating there hereinabove described property as HISTORIC COPPELL PROPERTIES ADDITION, an
addition to the City of Coppell, Texas, and does hereby dedicate to the public use forever the streets and alleys shown thereon, and does hereby dedicate the easement
strips shown on this plat for the mutual u,~e and accomodation of aH public utilities desiring to use or using same. No building, fences, trees, shrubs or other
improvements shah be constructed or placed upon, over or across the easement strips on said plat. Any public utility shall have the right to remove and keep removed
all or part of any buildings, fences, trees, shrubs, improvements or growths which in any way endanger or interfere with the construction, maintenance, or efficiency of
its resprective systems on any of these easement strips and any public utility shall at all times have the right of ingress and egress to and from and upon any of said
