Re: AMBERPOINT BUILDINGS 4,5 & 6
Dear Mr. Steer,
We have received competitive bids on the Amberpoint project whi
Council last spring. Since council approval the cost of both plant r
pipe has increased significantly. This is due mainly to the hurrican
Louisiana and Florida. This not only impacted the price of petrole~
PVC but also wiped-out many tree farms. As a result of this short~
the quality of trees has gone down.
We are trying to match the tree and shrub species type we have air
and Sandy Lake as part of previous phases. Specifically we are try
Live Oaks as well as the Dwarf Wax Myrtle shrubs. Our landscap~
that the 6" caliper Red Oaks and Live Oaks he is able to find are n
more expensive than what he bid back in April, 2005. He has been
Oaks and Live Oaks of a good quality. Also, Dwarf Wax Myrtle
36" height as specified on our plans. However, we would like to
already planted along Northpoint. The best the contractor can fin
Myrtles. As you will recall, the Dwarf Wax Myrtle planted at the ~
from this development in 2003 was marginally undersized at insta
months they have reached full screening size required by the city.
With this in mind we are requesting the following adjustments be
irrigation plans.

lation, and in the last 24
nade to the landscape and
1. Reduce the size of the Live Oaks specified as 6" caliper to 5 to 5 lA" caliper.
2. Reduce the size of the Red Oaks specified as 6" caliper to 5 to 5 %" caliper except along
Freeport Parkway. Here we would like to substitute 38- 6" caliper Bald Cypress for the
38- 6" caliper Red Oaks.
3. Plant 15" tall Dwarf Wax Myrtle along Northpoint in lieu otf the 36" height as specified/
4. We will also be re-designing the irrigation system to reduc~ costs. We will still have full
coverage and a fully automatic system which meets City of!Coppell requirements. We
will submit the new plan to John Elias when it is completed.
Our Tree Mitigation Credits will drop by 139" from a current total of 1214" to 1075". And in
spite of the reduction in tree sizes, we still greatly exceed what is reXluired by the City of Coppell
Landscape Ordinance. The 6" tree caliper size originally specified ~vas purely voluntary on our
part and driven mainly by the fact we planted 6" caliper trees along Northpoint as part of
previous phases. I believe the difference between planting 6" caliper trees verses 5" caliper will
not be noticeable and will be mitigated by the fact we will have straighter more full and
symmetrical trees.
Thank you for your consideration of these changes and please call !f you have any questions.
Thanks
Christopher Russell
