P&Z letter of apprvl-8/18/05August 19, 2005 Mr. Bruce Barclay Duke Construction, L.P. 5495 Belt Line Road, Suite 360 Dallas, TX 75254 RE: PD-186R7-LI~ Duke-Freeport Dear Bruce: This letter is to infolTn you that Case No. PD-186R7-LI, Duke-Freeport, 4oning change request from PD-186R2- LI (Planned Development-186 Revision 2-Light Industrial) to PD-186R7-Ll (Planned Development-186 Revision 7-Light Industrial), to amend the Planned Development to attach a Detail Site Plan to allow thc construction of a 142,247-square-foot building on Lot 2R1, Block A, and a 93,345-square-foot building on Lot 2R2, Block A, totaling 16.51 acres of property located at the northwest Comer of Freeport Parkway and Bethel Road, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, August 18, 2005, subject to thc following conditions: 1 ) ]'he location and number of driveways on Bethel Road will be evaluated during engineering review. 2) Monument signage needs to be shown on plans. 3) Provide a screening wall along the west side of the building On Lot 2R 1 to screen the loading docks from the future Hike and Bike Trail. 4) Provide dimensions and color specifications on elevation sheets. 5) More architectural detail needs to be incorporated on buildiqg elevations, including the consideration of repeating the architectural feature at the sotltheast comer of the 93,000- square-foot building at the northeast comer. 6~ PD condition: a minimum of nine feet of landscaping (7' pltls 2' for parking space overhang) shall be provided between tbe buildings and the p~rking lot to fulfill the perimeter landscape requirement parallel to the mutual lot lines of these two lots. The date scheduled for consideration by the Coppell City Council is Tuesktay, September 13, 2005, at 7 p.m. A representative for this case must be present at this meeting, which will be ]held in Council Chambers at City Hall. Failure lo represent this item may result in the denial of this application. City Council has instructed staff' to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please submit to the Planning Department three (3) folded copies of all revised plans on or before 12 noon~ Wednesday, August 31st. Also, please submit one (1) 8 ~/2 x 11 paper reduction, along with one jpg, tit f, pdfor similar electronic file.
