RE: Beltline Trade Center~ Lot Iv Block 2, Minor Plat
Dear Madam/Gentleman:
This letter is to inform you that the Beltline Trade Center, Lot 1, ,Block 2, Minor Plat, to allow the
development of an approximate 23,336-square-foot office/warehouSe building on approximately three
acres of property located along the north side of Beltline Road, approximately 3,000 feet east of North
Lake Drive, was approved by the Coppell City Council on Tuesday, December 13, 2005, subject to the
following conditions:
1) Contact TXU to discuss easement requirements (LarTy Riedick at (972) 323-8907).
2) Engineering will require additional easements based on ehanges made to the proposed
water line design (see attachment).
This Minor Plat must be submitted for signatures by City Officials witlhin six months after approval by the
City Council (June 13, 2006), or it shall be deemed null and void and resubmittal shall be required. It is
recommended that this plat not be prepared tbr filing, including obtaining the franchise utility signatures,
until after receiving Engineering comments on the first review of the civil plans. After City signatures have
been procured, it is the applicant's responsibility to file the document with the Dallas County Plat Records
Department. Please see the attached checklist for the requirements for filing.

PROCEDURE FOR THE FILING OF
EXECUTED FINAL PLATS AND REPLATS
Following approval of the final plaffreplat by the City Council, and correctioq of the plat if required by Council and the
Engineering Department after the first review of the civil plans, the information listed below is required for the
submission of the Final Executed Plat to the Planning Department:
Transmittal letter, including the name and telephone number o~'the contact person.
· All blank spaces completed, with the exception of the signature o~City Officials.
Seven (7) 24" x 36" black lines on white paper and two (2) 24" x 36" mylars. Black lines must be
folded in a 8 1/2" x 11" format You may submit additional icopies for your use; however, one (1)
paper copy will remain with the City prior to filing and, after isling, six (6) paper copies and two (2)
mylars must be returned to the City

It will take approximately 3-5 weeks to re*5ew and obtain signatures of City Qfficials
Once proper signatures have been obtained, the planning Department will telephone the person lisled as representative
or contact to pick-up the plats. The representative shall file the plat with the iCounty Clerk's office and return the six
(6) black lines and two (2) mylars to the Planning Department, indicating t~ volume and page of the Map and Plat
Records, as filed by the County Clerk
If the final plat/replat has not been submitted for signatures by City OfficiO. Is within six (6) months after approval,
the plat shall be deemed null and void, and resobmittal shall be required
