Revise Vicinity Map to more clearly show the site Iocgtion. As curremly
indicated, the park is located north of Vista Ridge (S.H. 121), while it is actually
located south of Vista Ridge (S.H. 121 ). Revise street name to indicate the current
name of S.H. 121 and cemer in on the subject site within Coppell; the ama shown
is extensive.
Revise Zoning Map to eliminate 200' notification radius. This does not follow the
specific zone notification boundaries.
Remove notation on site data table that indicates the tq~wer will be placed on Lot
1, Block A; the Andrew Brown Community Park Cenlral is not platted property
and therefore does not contain a legal description in st~ch a manner. Approximate
indication of the location is acceptable. Such as, the specific distance east of
Denton Tap Road.
As shown, the enclosure is placed at grade, which ma3t not be permitted in the
100-year floodplain (See Engineering comments); however, the equipment is
elevated. Please indicate the dimension from ground llevel to the equipment.
Relocate the proposed access doors serving the ground level equipmem area to a
less visible location. If necessary, extend the sidewal!~ to the rear/side of the
enclosure to shift the doors to the mar/side of the encl,sure.
Provide some level of landscaping around the enclose/t area. Staffwould
recommend the placement of Nellie R. Stevens, or similar shrub, around the base
of the enclosure.
lndicatethejustification for the size ofthe 625 square foot enclosure. It appears
that approximately 242 square feet within the enclosUre does not house equipment
and is simply an open gravel area.
Clarify that the existing park lights measure 77' in height (as seen on a note on the
plan). The AT&T tower measures 80' in height (70' tO the lights). The proposed
Sprint tower measures 85' in height (72 & 75' to the lights). The existing and
proposed heights appear to be very inconsistent. Staff would recommend that the
applicant reduce the height of the tower to not exceed lg0' in height and attempt to
design the overall pole height and the light sources in alignment with existing
conditions on the site.
Revise Sprint PCS Site Detail on sheet 2 of the submission to indicate the height
to the light sources.

Please revise plats, site plans, landscape plans, and b~ilding elevations based on
staff recommendations. Should applicant disagree With staff comments please
provide reasons why staff recommendations should aot be followed when you
attend the October 4th Development Review Commiltee (DRC) meeting.
Each applicant will bring two new sets of revised pl~ts and plans to the October
4th DRC meeting. Applicants will be asked to show, explain and defend any
revision. An Engineer for the project or other representative is urged to attend the
meeting.
Applicant will have till noon Tuesday, October 9th! to resubmit fourteen (14)
folded copies of revised plans, three (3) reduced paPer copies (8 1/2 X 11) and
JPEG files or POWERPOINT SLIDES of each exhibit to the Planning
Department.

COMMENTSTATUS:
1. The proposed location is within a floodplain/floodway, therefore, a Floodplain Development
Permit will be required. The Floodplain Development Per, nit should include all necessary
information as required by Article 4, Section C of ~e City of Coppell Floodplain
Management Ordinance. The City hired Halff Associates to perform a flood study in January
2000 that showed the proposed location would remain in a floodplain even after a
reclamation. However, there may be other locations slighil~ north and west of the proposed
site which could be supported from a floodplain perspective.
